the Architects Incorporated has been offering
roof consulting services to our clients since 1985. Since that time, we have
designed over 2 million square feet of roofs for our clients.
Our roof
design process begins with familiarizing ourselves with the history of your
roof. Besides reviewing any existing drawings of the building, collecting
history of leaks from the client, we, as you would expect, physically make a
visual survey of the roof. We will walk the entire roof field area in 3 foot
wide paths, taking field notes and photographs of all the perimeter edge and
all roof penetration edge conditions. As part of the survey, we make physical
roof test cuts to determine conditions of the roof membrane, the thickness of
roof insulation, types of roofs, and to determine the number of roofs.
After
careful review and analysis of the facts, we will determine the type, the
quality of existing roof installation, and whether or not it is candidate for
repairs, or a candidate for recover or should be totally replaced. And, most
importantly of all, we will recommend the type of roof system or systems that
should be installed and prepare budget prices for the various recommended systems.
This “guesstimate”
package of budget prices are firmed up by our process of getting feed back from
one or two roof contractors who we know will bid the project. Large size
details are produced by our office to facilitate real prices from the
contractors. During this period we will develop our own roof cost guesstimate. The final
“guesstimate” is developed by comparing the contractor’s guesstimate and the
architect’s guesstimate. This comparison is reviewed with the client for
approval to seek bids on the roof.
Once the
works begins, our services include on site inspections and administration of
your roof project. Our unique detailed close out documents are given to the
client the completion of the project.
The bottom line to the client is our ability to select the best
type of roof system that will provide the finest roof for the longest period of
time and that will meet the client’s budget. Basically, “the biggest bang for the
buck”, or otherwise known as VALUE.
